Does Trying to Save the Commission, Costs You Thousands of Dollars?

I must say that for the past couple of years, the “save the commission and sell to me” investors were out in huge numbers and those groups made out like FAT RATS!!!  They were on the radio, they were on television and mailing you constantly information on if you want to sell, DON’T PAY THE COMMISSION AND SAVE MONEY by selling to them directly and cutting out the agent!!

I know first-hand, that cheap things ALWAYS turn out expensive.  To show you how much money these investors made and how much sellers left on the table because they wanted to sell quickly and pay no commission, here’s a real-life scenario that happened to me.
 
I had a seller who had to sell their home in Santa Ana.  It was a major fixer, half the kitchen was burnt and had junk everywhere.  After much calling and speaking with the seller, they opted to go “another way”.  In the final conversation I had with them, I advised them that I would list their property as a fixer for $499,900 BUT I would get them more money because of the way I marketed properties and that my marketing would expose the property to the masses, thereby creating more offers and higher offers.
 
The seller opted to do something different because they did not want to pay a commission.  The seller sold the property to an investor directly with no representation, saved on the commission, and sold it for $400,000.  The escrow closed on 12/2021.  On 1/24/2022, the new owner resold the property for $500,000 ($100,000 more than they bought it for less than 30 days later), and 20 days after that, the 2nd owner resold the property for $530,000 in February 2022.

The moral of the story is YES the client saved $30,000 in commission BUT ended up losing $100,000 in the process because had they listed with me, we would have sold the property for $530,000 and maybe even MORE.
