What Interest Do We Need to Fix Housing?

While today’s mortgage rates are lower than they were a year ago, they’re still higher than many of us would prefer. Economists recently said that rates would need to dip to around 5.5% to really unlock a stronger housing market. But even with rates hovering above that level, there’s actually some good news, especially for first-time buyers.

For years, first-time home buyers have struggled to compete in a fast-moving market where sellers often had multiple offers to choose from. Limited down payments and closing cost funds made it tough to stand out against buyers with all-cash or high-down-payment offers.

That has changed. In many areas, sellers are now more willing to help buyers get into their first home. Some are covering part or even all of the buyer’s closing costs. Others are offering interest rate buydowns that bring the buyer’s rate down into the high 3% or low 4% range, a huge difference in affordability.

This shift means first-time buyers finally have room to negotiate and the chance to purchase with confidence.
