Here’s a quick video that explains everything ADU’s . . . aka . . . Accessory Dwelling Units. 
 
What’s great about CA and the ADU laws is the Cities/Counties will allow you to build several ADU structures on your property regardless of zoning laws.  This makes for great cash flow and for great generational living.
